Buy a property listed in the Arizona Regional Multiple Listing Service through us and you may be eligible to receive a huge home buyer rebate. For example: you could receive up to $2,000 back on the purchase of a $200,000 property, or $5,000 back on the purchase of a $500,000 property, or $10,000 back on the purchase of a $1,000,000 property! That's thousands of dollars that we give to you out of our own commission at the close of the sale! We can show you any properties in your price range, in any town, listed by any agent in the Multiple Listing Service.
The home buyer rebate will be provided at the successful close of escrow and will be recorded on your final closing statement by the Title/Escrow company.
The home buyer rebate may be combined with our Full Service Listing Plans of 6.0% or higher if you are also selling a home.
The home buyer rebate offer is valid for residential new-sale properties and traditional residential resale properties only (i.e. no short sales, lender-owned properties, or auctions).
The home buyer rebate is not valid for purchases where another real estate agent is the procuring cause of the sale, or if you currently have a signed Buyer-Broker Exclusive Employment Agreement with another real estate agent.
The home buyer rebate will be 1% of the purchase price of the property when our commission is at least 3%. Otherwise the home buyer rebate will be less than 1% of the purchase price of the property.
The home buyer rebate is taken from our commission and must be approved by your lender if financing is being obtained. Sometimes lenders will allow a rebate up to the amount of your closing costs, but nothing more than that amount. Please check with your lender.
The rebate is available to buyers who have filled out and submitted our Home Buyer Rebate Form.pdf. To take advantage of this great offer, simply e-fax the form to 480-718-7357 or e-mail the form to info@ShambreskisAndHoward.com. You can also bring it in person when you have a meeting with Pete.
How can we offer such a huge home buyer rebate to you without reducing the quality or quantity of our services? The answer is simple:
1) We do not need to split our commission with our broker, so we pass the savings on to you.
2) We do not have any brokerage franchise fees to pay, so we pass the savings on to you.
3) We work efficiently and have a low overhead, so we pass the savings on to you.
4) We use the latest cost-reducing technology, so we pass the savings on to you.
Which would you rather receive from your real estate agent at the close of the sale - a little closing gift, or a rebate worth thousands of dollars?
Beware of agents who tell you that a rebate to buyers, which is taken out of the agent's commission, is unethical or illegal in the state of Arizona. (Some states do not allow it.) A rebate must be recorded on your final closing statement and approved by your lender if financing is being obtained, which couldn't happen if it was unethical or illegal.
